Phase 3: remediation plan
A Phase 3 report or remediation plan is required where an unacceptable risk was identified in Phase 2.
The remediation plan should provide a comprehensive strategy outlining specific actions and measures to address the risk from contamination. The level of plan will depend on what was found and their concentrations.
The purpose is to either remove the source (contaminant), break the pathway, and protect the receptor.
Common risk and associated remedial measures
Ground gas and radon gas: vapour barriers and ventilation systems
Soil contamination: Soil removal and disposal, clean capping layer of soil, or in-situ remediation measures, i.e. soil washing.
Groundwater contamination: Long testing period, groundwater management systems, extraction and treatment.
Additional testing, longer term monitoring or more site-specific criteria (modelling) may demonstrate no remediation is necessary.
